Another letter

Dear Sirs

I note that you have not replied to my letter, sent by signed delivery, of the 12th September 2017 concerning the important issues mentioned below.

Structural Crack in the Building
This has not been dealt with in a timely manner despite my formal request for a solid plan of action by the 29th September 2017 in my, signed delivered, letter of the 1st September 2017.

I yet again make one final request, that the structural crack in the building affecting No.xx and No.xx xxxx xxxx be properly addressed within the next 28 days, that is by the 28th October 2017. This means you will have had 56 days in which to sort out this most basic of maintenance issues.
  1. I repeat my request for a proper written assessment of damage to the building outlining the work needed by a properly qualified Structural Engineer to enable repair. I wish to be given a copy of that report as it affects my property.
  2. I be informed at all stages of the works intended.
  3. A final report, after works has been completed, that states that a mortgage can be granted on any of the properties affected written by a properly qualified Structural Engineer. I wish to be given a copy of that report as it affects my property.
  4. Repairs to be of a highest standard with brickwork and mortar matching the surrounding areas.
  5. The general area to be returned to a fit and tidy state.

Building Insurance
I also requested details of buildings insurance affecting my property at xxxx xxxxt. That is, name and address of the insurance company with policy number. You are legally obliged to do so and you cannot ignore my request. This you have not done.

I again request formally that you provide me with these details within the next 28 days, that is by the 28th October 2017.


Continuing Maintenance Issues
I note that the bin house doors, incorrectly fitted in the first instance, poorly repaired in the 2nd and finally made to fit in the 3rd, after a ridiculously drawn out process, have not been primed and glossed to the prevent damp entering and distorting the door. These doors have cost an amazing £3000.

You appear to be blaming and 'punishing' us the residents on a whim to hide your own faults in maintenance. You are not a court of law and have no right to punish anyone by delaying, constant prevarication or 'forgetting' tasks.

No one appears to be visiting xxxx xxxxt on a regular basis to assess simple issues before they become bigger issues later on. What happened to promised monthly site visits ?

No one is checking on contractor's work which leads to repeat complaints about poor standards of work and tidying up afterwards.

Do you really think that we don't deserve the best standards of workmanship ? You would expect the best for yourself so why shouldn't the residents of xxxx xxxx ?

Security review of xxxx xxxx
I'm requesting a security review of xxxx xxxx.

Is it really credible to have key safes, one in a front garden, the other, at the rear main gate, in public view, and any others that I might have missed ? I believe they are a security risk.

Do you have an active written policy concerning security, access to keys, contractors or other people entering xxxx xxxx, ensuring residents safety, preventing theft and criminal damage ?

Is a log kept of who holds keys to make sure that they are returned and accounted for ? Which individuals have the codes to these key safes ?

Are criminal record checks carried out on individuals who have regular access to secure areas of xxxx xxxx. Many companies consider this standard practice.

Obviously I do not wish to know the details of individuals but request to see a physical written policy.

Dismissive attitude
Again I hear another report of the Property Manager's dismissive attitude towards residents genuine concerns. This is plainly unacceptable despite his apparent abject apologies in an email of August 25th 2017. I really don't blame him but more the culture in your company which appears to defy all logic on how to treat clients in a decent and respectful manner with the poor guy never seeming to have enough time to carry out tasks in a thorough manner. He has this regular habit of 'forgetting' tasks which is plainly unacceptable. Not mentioning or ignoring issues by yourselves does not make them go away.

Non-destructive Protest
My non-destructive protest continues. You appear not to take my genuine concerns about the integrity of xxxx xxxx seriously.

As of the 1st October 2017 I will owe a service charge of £80, this I will pay back when I see real movement on the issues I've raised. I'm halving my service charge because I'm not receiving a proper service.

I really wish to pay my service charge, as I have always done over the past 27 years, but you give me no choice but to protest.

If you continue to disregard my genuine concerns I will cease to pay any service charges as any reasonable person would expect in the same circumstances.

I remain forever positive and constructive in the hope that these issues can be resolved sensibly and timely as would any person who is fair and reasonable.
